Estimates, not professional advice

The calculators and guides on Builder AI Tools give estimates to help you plan, order and price work. They are not structural, legal, tax or regulatory advice. Quantities depend on site conditions, products and workmanship. Always check quantities with your supplier and product data sheets before ordering.

Safety-critical work

Structural elements (such as beams, lintels and foundations), stairs, and anything subject to the Building Regulations must be designed or checked by a suitably qualified person and approved where required. Tools on this site that touch these areas are for early planning only.

VAT and money tools

Tax rules change and have conditions. Check the current rules on GOV.UK or with an accountant before relying on a VAT rate or treatment.

We work to keep the tools accurate and tested, but we cannot guarantee that they are free of errors. To the extent the law allows, FOM – Fidex Orbis Mercatus is not liable for losses arising from use of the site. Nothing in these terms limits liability that cannot be limited by law.
